Two separate Italian obligations, both built from the guest data you already collect at check-in:
• SoggiornoWeb — the Comune di Milano tourist-tax portal. You download a per-guest CSV here and upload it manually to the portal (there is no submission API).
• ROSS1000 — regional tourist-movement statistics (GIES). Anonymised, no guest names.
• Quarterly aggregate — the totals you type into the riepilogo trimestrale by hand.
Pick a property and date range, then use the sections below. Everything is export/preview — the portals are never contacted automatically.
The date range filters stays by check-in date and applies to all three exports below (ROSS1000 uses its own single movement date). Preview aggregate totals the period for the riepilogo trimestrale:
• Arrivals = guests who arrived · Presences = guest-nights (guests × nights) · Tax collected = what the portal collected here (excludes stays where Airbnb/Booking.com collected the tax).
• These are for manual entry into the quarterly declaration — nothing is auto-submitted.
SoggiornoWeb (Milan tourist tax)
Per-guest CSV to upload manually to the Comune portal. Verify columns against the official spec before filing — the column set is provisional.
One row per guest for the selected date range: name, nationality, nights, tax collected, and an exemption code. Guests under the property's children age limit are marked exempt (tax 0). The file is UTF-8 with a BOM and a header row.
• How to file: download → log in to the SoggiornoWeb portal → use its import function to upload this CSV → submit there.
• A local check runs first (column count / encoding / required fields); if it flags issues you'll see a warning.
• The exact column order isn't confirmed by the Comune yet — check it matches the portal's template before your first filing. Tell me the official columns and I'll lock them in.
ROSS1000 movement (draft XML)
Anonymised <movimento> for one date. DRAFT — element names/codes pending the official GIES tracciato; real-time submission needs GIES credentials (not yet received).
ROSS1000 reports daily guest movements (arrivals) for tourist statistics — no names, just nationality, age bracket, sex and nights per guest. One <movimento> per structure per date; a date with no arrivals is still a required zero-declaration.
• Status: this generates a best-effort XML from the build spec so you can preview the shape, but the exact GIES element names/codes and the API endpoint + credentials (idSWh) haven't been provided yet — so it can't be submitted from here. When GIES sends the tracciato + sandbox creds, I'll wire real-time submission, corrections (full-day resend), and the nightly gap check.
• Room/bed isn't included — the app has no room model yet.

This is your property's guest check-in link.
Guests open checkingin.fr/p/<this>, enter their arrival date and the access code you set below, and reach their check-in.
How to share it: send the full URL and the access code to guests in your Airbnb / Booking.com message — ideally as an Airbnb Scheduled Message so every guest gets it automatically.
• Use a name people recognise (e.g. casa-navigli) — not just the city, since you may have several properties in one city.
• It must be unique across all properties.
• Don't change it once you've shared it — any link already sent to guests will stop working.
Choosing Italy unlocks the 🇮🇹 Italy tab, where you set the tourist tax guests pay at check-in and your Alloggiati Web credentials for the automatic police registration. For France or Other, guests just submit their IDs — no tax step or police filing.
Calendar sync
Import bookings from Airbnb & Booking.com and give each platform your export link, so both stay collision-free. Syncs every few hours (not instant).
Calendar sync keeps every platform showing the same availability, so you never get a double booking.
Two directions:
• Import (in): paste each platform's iCal export URL above. We pull in their bookings every few hours.
• Export (out): copy your export links below into each platform's Import Calendar box. That platform then blocks the dates booked everywhere else.
Set up both directions on both platforms once, and Airbnb + Booking.com stay in sync automatically. Sync is periodic, not instant — leave a small buffer for same-day bookings.
The access code is the passkey guests type (alongside their arrival date) to open the check-in portal at your Guest check-in URL above. It stops strangers from viewing your address, WiFi and door info.
• Send it to guests with the check-in link in your Airbnb / Booking.com message.
• Pick something easy to type (e.g. Sunflower22); one code covers the whole property.
• Leave it blank to turn the code off — then the link alone opens the portal.
This is the photo shown at the top of the guest portal. You need a public web link (URL) ending in .jpg / .png — not a file from your computer.
Easiest ways to get one:
• Right-click a photo already on your Airbnb listing → Copy image address, and paste it here.
• Or upload the photo to a free image host (e.g. imgur.com, postimages.org) and copy the direct image link it gives you.
• Leave blank to use the default header.
This is the name guests see in the "From" line of the check-in emails we send on your behalf (e.g. Casa Navigli instead of GuestPortal).
• Leave it blank to use the property name automatically.
• The email address stays on our verified domain so messages don't land in spam — only the display name changes.
• Guests who reply reach your account email directly.
These settings apply only to Italian properties. Tourist tax and guest ID requirements vary by municipality.
The portal calculates the tax as rate × guests × nights (capped at the max nights below) and asks the guest to pay it by card during check-in, before they see the apartment info.
• The money goes straight to your own Stripe payout account — the platform never holds it.
• Set the rate to your municipality's amount; set children to 0 if they're exempt.
• Leave the adult rate at 0 to skip the payment step entirely (IDs are still collected).
The exempt/reduced age varies by municipality (e.g. under 12 in Como, under 18 elsewhere). Guests under this age are charged the children rate above (set that to 0 to exempt them). It's shown to guests so they count children correctly.
• Leave at 0 for no age rule — the children rate then applies to whatever count is entered, with no age shown.
Whether a platform remits the tourist tax for you varies by city AND by platform — e.g. in Milan Airbnb collects it but Booking.com does not. Tick each platform that collects it in your municipality:
• Guests who booked via a ticked platform are NOT charged again in the portal.
• Direct / Guest Portal guests are always charged here.
The WsKey is a security key that lets this app file on your behalf. Generate it once inside the Alloggiati Web portal:
Log in at alloggiatiweb.poliziadistato.it → Profilo / Gestione Certificato → generate the WebService key (Chiave / WsKey) → copy the long code here.
It's separate from your login password. If filings start failing with an auth error, the WsKey has expired — generate a new one and paste it here.
Only needed if your Alloggiati account manages more than one structure/apartment. It tells the Questura which one a filing belongs to.
Find it in the Alloggiati Web portal under your list of strutture / appartamenti — each has an ID number. Leave blank if you only have one structure.
How Alloggiati Web works:
When guests submit their IDs, the system automatically formats and sends the declaration to the Questura via your Italian proxy server. You can also trigger submission manually from the bookings list. Credentials are stored securely.
Save the property first, then test that your Alloggiati Web username / password / WSKey are valid.
